In 2007 we were engaged to review and develop the earlier master plan for a Retail and Office Park at Carrickmines to accommodate a Neighbourhood Centre. The brief required delivery of a 10,000sqm retail space for Tesco, supported by an 8 screen cinema, bars, restaurants, 20,000sqm offices, 380 apartments and associated parking/infrastructure.

The neighbourhood centre occupies the most prominent quarter of the site. The massing and configuration of elements addresses the various edge conditions, from the M50/LUAS corridor to a more intimate scale within the park. Apartment blocks and landscaped courtyards are aligned on a north south axis above the large retail box. The scale of the retail box is reduced by a faceted glazed entrance hall presenting to the main vehicular access. The protruding office block provides a visual link to the existing office quarter.
