In the early consideration of the master plan, the site was reviewed against the nature of the Poolbeg Peninsula, the sites strategic position and significance, the existing and proposed transport links; bicycle, car, bus and future LUAS, existing open spaces; public parks and nature reserve, and the sites relationship to the adjacent Glass Bottle site.
In response, an elongated public square provides a principle axis connecting the greater area to the waters edge and onto the nature reserve. Building configuration and private courtyards are set to provide strong permeability, optimise views and deliver sunlight deep into the site. A strong mix of uses - corner and neighbourhood shops, offices, hotel, museum, and residential entrance lobbies all combine to animate the public realm. All apartments enjoy dual aspect and access to private courtyards.
