The site is located at the end of Sir John Rogersons Quay at mouth of Grand Canal Dock and at the confluence of the Rivers Dodder and Liffey. It is flanked on its’ easterly edge by a slender site, the location of the proposed U2 Tower. The featured proposal is among a number of schemes prepared for the site. The office building provides enclosure along two edges of a new urban plaza. To the south building rises to 8 storeys. To the west and presenting to the river the building’s crystalline form rises to 15 storeys. To the east the plaza is flanked by the U2 Tower creating an opportunity for a unique urban space.
The featured scheme presents a corporate headquarters building of 40,700sqm with efficient and flexible floor plates of 30m depth. Central floor plate zones of 9m accommodate lift clusters, stairs, toilets and office support areas. The building achieves a net to gross of 87%.
