The site is located within a residential area of Glasnevin, among terraced period houses, opposite the entrance to the Botanic Gardens. The existing building occupies the centre of the site and is flanked by surface car parking, creating a gap in the streetscape.
The proposal is layered to create a terrace of duplex apartments and restaurant to Botanic Road, behind which a second terraced block forms and elongated courtyard. Two primary entrances from the street feed ground level and galleried access off the courtyard. Three 3 bedroom single storey courtyard houses are provided to the rear of the site. Elevational treatment draws from the brick facades and vertical window proportions of the existing period houses. An expressed steel frame is in-filled by terracotta tile panels and vertical windows. The curved roof draws from the Botanic Gardens curvilinear palm house.
