The linear and elevated site enjoys commanding views over Cork City and offers direct access to the city the Airport. The master plan responds to the site’s potential as a generator in the redevelopment of a sustainable suburban district. It supports the development of a linear park, linking city suburbs along an abandoned railway cutting.

The ‘head’ of the site accommodates a 204 bedroom hotel and 4,000 seat events centre. The events centre and associated car parking are set into the fall of the site. To the west of the hotel, a landscaped plaza extends across the roof of the car park. Three residential blocks overlook the plaza and provide 60 no apartments above local retail units. From the plaza access is provided to a glazed pedestrian spine linking a three storey ribbon of own door offices buildings and a cluster of corporate offices, all set out along the ‘tail’ of the site.
